Interior Foundation & Basement Wall Repair in Philadelphia
APS Masonry handles interior foundation repair across Philadelphia, Bucks County, and Montgomery County: fixing a basement’s walls from the inside when the stone is crumbling, the brick is cracked, a section is bowing, or old mortar is leaving sand on the floor. Most Philadelphia homes sit on foundations that are 80 to 150 years old, and a lot of the damage shows up (and gets fixed) right inside the basement. Because it’s indoor work, we do it all year. Licensed and insured since 2017 (PA #139378).

Our Interior Foundation Repair Services
A foundation wall that’s falling apart from the inside rarely fixes itself. Here’s the interior work we handle, from a single bad wall to a full basement.
Stone & Brick Foundation Repointing
Old basement walls were laid with soft lime mortar that slowly washes out. We rake out the failed joints and repoint them with mortar that’s compatible with the stone or brick, so the wall is tight again and the masonry isn’t fighting the mortar around it.
Parging & Wall Resurfacing
Parging is a coat of mortar over the face of a foundation wall. We strip loose, flaking parge, repair what’s underneath, and apply a new coat that protects the wall and gives the basement a clean, finished surface.
Foundation Crack Repair
Not every crack is serious, but every crack is worth understanding. We figure out whether it’s settling, moisture, or soil pressure, then seal and repair it in a way that matches the cause.
Bowing & Bulging Wall Repair
When soil pressure or water pushes a wall inward, it can bow, bulge, or lean. We assess how far it’s moved and whether it’s still moving, then reinforce the wall or rebuild the affected section.
Rebuilding Failed Wall Sections
Sometimes a section of stone or brick is too far gone to repoint. We take it down carefully, rebuild it with sound masonry, and tie it back into the rest of the wall.
Basement Floor & Slab Repair
Cracked, heaved, or sunken basement floors are often tied to the same water and soil problems as the walls. We repair or replace damaged sections of the slab so the floor is level and solid.

Signs Your Basement Walls Need Repair
Foundation problems usually announce themselves slowly. These are the ones we see most often in Philadelphia basements:
- Sand, grit, or crumbled mortar collecting at the base of the walls
- Stones or bricks that are loose, missing, or pulling away from the wall
- Cracks wider than about a quarter inch, or stair-step cracks through brick or block
- A wall that bows, bulges, or leans into the basement
- Flaking parge or paint, white chalky deposits (efflorescence), or damp patches
- Musty smells or water showing up after heavy rain
One of these on its own isn’t always an emergency. Several together, or any of them getting worse, is a good reason to have the wall looked at before it turns into a bigger repair. Our blog covers the signs your stone foundation needs immediate repair in more detail.
Why Philadelphia Foundations Wear Out From the Inside
Philadelphia’s housing stock is old, and so are its foundations. Rowhomes, twins, and stone farmhouses across the city and the near suburbs were built on fieldstone or brick walls laid with lime mortar. That mortar was designed to be the softer, sacrificial part of the wall. Over decades, moisture moving through the wall carries it away, joint by joint, until stones start to loosen.
Two things speed that up. The first is water: poor drainage, failed gutters, and high groundwater keep the walls damp. The second is the wrong repair. A lot of old basements have been patched with hard, modern cement mortar or thick cement parge. That traps moisture inside the wall and pushes the damage into the stone or brick itself. Part of our job is undoing those patches and using materials that let an old wall breathe.
In rowhomes, there’s another wrinkle: the basement walls are often shared. We look at how a party wall is behaving on your side and plan repairs that don’t create new problems next door.
Why Winter Is a Good Time for Interior Foundation Work
Outdoor masonry slows down in Philadelphia once the weather turns cold. Interior foundation work doesn’t. Basement repairs happen indoors, out of the weather, so winter is a practical time to get them done.
It’s also good timing. Fixing a wall in the winter means it’s sound before spring rains, when water pressure on foundations is usually at its worst. And if you’re planning to finish the basement, getting the walls repaired over the winter keeps the rest of the project on track.
How We Repair Interior Foundations
1. Inspection & Written Estimate
We walk the basement, check every wall, and look for what’s causing the damage, whether that’s water, soil pressure, old mortar, or a past bad repair. Then you get a written estimate with a clear scope.
2. Prep & Protection
We clear a work area, protect floors and mechanicals, and set up dust control. Basements are tight spaces, and we plan the work so the rest of your house stays clean.
3. Repair
We repoint, parge, seal cracks, reinforce, or rebuild, using materials matched to your wall. On old stone and brick, that means mortar that’s compatible with the original masonry.
4. Cure, Clean & Walkthrough
Mortar needs time to cure properly. We clean up, walk you through what we did, and tell you what to watch for going forward.
Fix the Foundation Before You Finish the Basement
If you’re thinking about turning your basement into living space, start with the walls. Drywall, insulation, and flooring installed over a crumbling or damp foundation will fail early, and you’ll pay to tear them out to fix what’s behind them.
We often handle foundation repair as the first phase of a bigger project, followed by basement waterproofing to deal with water and then basement remodeling to finish the space. For new foundations, footings, and exterior structural work, see our concrete foundation work.

Interior Foundation Repair FAQs
-
Can a foundation be repaired from the inside?
Many foundation problems can. Repointing, parging, crack repair, and rebuilding damaged sections of stone or brick walls are all done from the basement side. If the cause is outside, like drainage or grading, we’ll tell you, because fixing the inside alone won’t hold.
-
Can you do foundation repair in the winter?
Yes. Interior work happens inside, out of the weather, so we schedule it year-round. Winter is a good time to get walls sound before spring rain.
-
Will repointing my basement walls stop water from coming in?
It helps, because open joints are one of the main ways water gets through a stone or brick wall. If water is coming from outside pressure or poor drainage, you’ll also need basement waterproofing. We’ll tell you which problem you have.
-
What kind of mortar do you use on old stone foundations?
Mortar that’s compatible with the original masonry, which on most old Philadelphia foundations means a softer, lime-based mix rather than hard modern cement. Hard mortar on soft stone or brick traps moisture and can damage the wall over time.
-
How much does interior foundation repair cost?
It depends on the size of the basement, the condition of the walls, and what’s causing the damage. Repointing one wall and rebuilding a bowing section are very different jobs. We inspect first and give you a written estimate that matches your actual basement.
-
Do I need a permit for foundation repair in Philadelphia?
Routine repairs like repointing and parging usually don’t. Structural work, like rebuilding a wall section or major reinforcement, may require a permit from Philadelphia L&I. We’ll tell you what applies to your job and handle the permit when one is needed.
-
How long does interior foundation repair take?
Smaller jobs, like repointing a section of wall, can take a day or two. Larger jobs involving multiple walls or rebuilt sections take longer. Your written estimate includes a timeline.
