Brownstone doesn't fail like brick. Much of it was set "face-bedded," laid against its natural grain, so once water gets in and freezes, it delaminates and sheds in sheets off the front of the wall. Add a century of Philadelphia freeze-thaw and it sugars, blisters, and spalls.

What makes it worse is the wrong repair. Brownstone is soft, and patching it with hard Portland-cement mortar traps moisture behind the patch and pops more stone off around it. Harsh cleaning erodes the face. A non-breathable sealer seals water inside and speeds the spalling.
