Your foundation holds up everything else, so a problem there is never just cosmetic. APS Masonry pours new concrete foundations and repairs failing ones across Philadelphia, Bucks County, and Montgomery County, from a new addition to a cracked, bowing, or century-old stone foundation under a rowhome. Signs Your Foundation Needs Attention
Foundations warn you before they fail. Watch for:
-
Stair-step cracks in block or brick, or cracks wider than a hairline
-
A basement or foundation wall that bows, leans, or bulges inward
-
Water, damp spots, or efflorescence on the foundation walls
-
Doors and windows that stick or won't close square
-
Sloping or uneven floors on the first floor
-
Gaps opening up where walls meet floors or ceilings
Why Foundations Fail in Philadelphia
Philadelphia's housing stock is old, and a lot of it sits on stone or early concrete foundations that were never waterproofed. Add clay soil that swells and shrinks with the seasons, hydrostatic pressure from groundwater, and freeze-thaw working on the walls, and foundations crack, settle, and bow over time. Caught early, most of that is a repair. Left alone, it turns into structural work, so the walls, floors, and everything above depend on catching it in time.
How We Handle Foundation Work
Inspection & Diagnosis
We find whether the foundation is cracking from settling, water, or soil pressure, and whether it's moving or stable.
Scope & Estimate
We put the fix in writing, and we tell you straight when it's a repair versus structural work.
Repair or Pour
We seal and stabilize, underpin, rebuild, or pour new, depending on what the foundation needs.
Waterproof & Backfill
We seal and drain the foundation and backfill properly so water and soil pressure stop working against it.

Foundation FAQs
-
Do you repair foundations or only pour new ones?
Both. We pour new foundations and footings for builds and additions, and we repair failing ones, cracks, settling, bowing walls, and old stone foundations.
-
How much does foundation repair cost in Philadelphia?
It depends on what's failing and why, a sealed crack, a reinforced bowing wall, and underpinning a settled foundation are very different jobs. We inspect first and give you a written estimate that matches the actual problem.
-
Can you fix a bowing or cracked foundation wall?
Yes. We reinforce or rebuild walls that are bowing from soil pressure, and we seal and stabilize cracks. First we figure out whether it's water, soil, or settling causing it, so the fix holds.
-
Do you repair old stone foundations?
Yes. Most Philadelphia rowhomes sit on stone foundations, and we repoint, parge, and rebuild them with mortar that works with the stone instead of against it.
-
Why is water getting into my basement?
Usually cracks in the foundation, failed waterproofing, or poor drainage letting groundwater push through the walls. We find the entry point and fix the foundation and drainage, not just the wet spot.
-
When is a foundation crack serious?
Thin, hairline cracks are common and often cosmetic. Cracks wider than about a quarter inch, stair-step cracks, or a wall that's bowing are structural and worth an inspection before they get worse.
